What's different about building here
Lake Oconee is managed by Georgia Power, and its shoreline rules affect where your home sits, what kind of dock you can have, and how much of the lot you can clear. These are some of the rules we plan around from the start.
- Boathouses are generally not permitted on Lake Oconee, except for original property owners or their heirs (Georgia Power).
- Lots platted after 2000 need at least 100 feet of straight-line shoreline and 100 feet of width at the project boundary for a dock.
- Lots platted before 2000 need at least 100 feet of width at the project boundary and 50 feet of shoreline for Georgia Power to consider a dock.
- Docks are generally limited to 16 x 20 feet (320 square feet), extending no more than 50 feet from shore.
- Unauthorized clearing within 25 feet of the shoreline or on Georgia Power land is prohibited.
- A county-approved septic permit and building permit are part of the Georgia Power dwelling permit checklist.

Building on Lake Oconee: FAQ
Can I build a boathouse on Lake Oconee?
In most cases, no. Georgia Power does not permit new boathouses on Lake Oconee except for original property owners or their heirs who still own the lot. Docks and boat slips are allowed within Georgia Power's size limits.
How big can my dock be on Lake Oconee?
Georgia Power generally allows a dock up to 16 x 20 feet (320 square feet), extending no more than 50 feet from shore, or one-third of the way across a cove. Lot width and shoreline footage requirements also apply.
Do I need a Georgia Power permit to build my house?
If any work touches Georgia Power land or the project boundary, yes. The dwelling permit checklist includes county building and septic permits, an erosion control plan, and a site plan. We help you put this together.
Can you look at a Lake Oconee lot before I buy it?
Yes. We'll review shoreline footage, when the lot was platted, slope, septic potential, and where a home and dock could go, so you know what you're buying.
Do you also do remodels and land clearing?
Yes. Along with new custom homes, we remodel and expand existing lake homes and handle sitework and land clearing. Clearing near the water follows Georgia Power rules, including the 25-foot shoreline buffer.
