What's different about building here
Lake Sinclair is managed by Georgia Power, and its shoreline rules affect where your home sits, what kind of dock you can have, and how much of the lot you can clear. These are some of the rules we plan around from the start.
- Unlike Lake Oconee, boathouses can be permitted on Lake Sinclair: single-stall up to 14 x 32 feet and double-stall up to 28 x 32 feet.
- Lots platted after 2000 need at least 100 feet of straight-line shoreline and 100 feet at the project boundary for a dock or boathouse.
- Docks are generally limited to 16 x 20 feet, extending no more than 50 feet from shore, with only one dock per lot.
- Georgia Power's Sinclair guidelines call for new homes to sit at least 75 feet from the shoreline inside the project boundary, or 50 feet outside it (Georgia Power).
- No mechanical clearing within 25 feet of the shoreline or county setbacks, whichever is greater.
- The dwelling permit application includes the location of your county-approved septic tank, drain field, and well.

Do you help with Georgia Power permits?
Yes. We help you gather the county building and septic permits, site plan, and erosion control documents that Georgia Power requires, and plan your dock or boathouse to fit the rules.
Do you also do remodels and land clearing?
Yes. Along with new custom homes, we remodel and expand existing lake homes and handle sitework and land clearing. Clearing near the water follows Georgia Power rules, including the 25-foot shoreline buffer.
