Remodeling near the water has extra rules
Georgia Power requires new structures, home additions, and rebuilds to sit outside the project boundary where possible and meet county setbacks, and any change in plans after approval needs its sign-off (Georgia Power).
On Lake Sinclair, older structures that don't meet current guidelines can generally be maintained but not expanded or replaced (Lake Sinclair guidelines). We check what applies to your home before design starts, so there are no surprises halfway through.

Most remodels need a county building permit. If your home sits on Georgia Power land or near its project boundary, additions and exterior changes may also need Georgia Power approval. We help you sort out what's required.
Can you add on to an older lake cottage?
Often, yes. Additions need to meet county setbacks and, where possible, sit outside Georgia Power's project boundary. Some older structures can be maintained but not expanded, so we look at your property first and tell you what's possible.
